West Gormley MESP
The West Gormley study area is a 90ha area designated for residential development in the Oak Ridges Moraine Conservation Plan (ORMCP). A comprehensive Master Environmental Servicing Plan (MESP) was needed to secure draft plan approval for the four subdivisions covering the majority of the approved settlement area. The MESP was accepted and the plans were approved by the Town, TRCA, York Region, MNRF, and other agencies, and a settlement was reached with a private appellant at the Ontario Municipal Board.
Scope of Services
TMIG was retained to find innovative solutions and prepare preliminary designs for grading, storm drainage, stormwater management, and internal and external water and sanitary servicing.
TMIG prepared feature-based water balance analyses and worked with ecologists to secure MNRF sign-off on development limits and issuance of an Overall Benefit Permit under the endangered species legislation for the Jefferson Salamander. TMIG also prepared and obtained approvals for an innovative SWM system that maximizes infiltration across the site such that post-development runoff volumes would be comparable to existing conditions in both magnitude and frequency. The system includes a dry detention pond designed to allow infiltration into the sandy soils underlying the facility.
