Dundas and Shorncliffe
Pinnacle International is proposing a residential development located on the property at the southeast corner of Dundas Street West and Shorncliffe Road. Currently the property contains several commercial businesses, including restaurants, car rental facilities, health and wellness practices, a bowling alley, and a garden centre.
Scope of Services
TMIG has been retained to prepare a Functional Servicing Report in support of the proposed residential development. Specific areas of responsibility include describing the existing site conditions, the proposed development, outlining the existing storm, sanitary, and water services in the vicinity of the subject site, identifying the applicable stormwater management and water balance criteria, describing the proposed methods for storm, sanitary, and water servicing to the subject site, and setting out a preliminary grading plan.
The proposed development is approximately 4.35ha in size and will consist of several multi-story residential buildings, with some buildings including commercial / office space on the ground level, and a park area.The site is located in an urban setting, bound by a mix of commercial and residential properties.
